Mountain View Commons is built out in four phases on the south side of Hwy 40, fronting Airport Road. Phase 1 sold out as gray shells. Phase 2 is releasing now, with seven units remaining. Phases 3 and 4 — including the duplex section — release on a rolling basis as buildings complete.

[ How phases work ]

Each phase releases at a higher price than the previous one — earlier phases lock the lowest basis. Buying in Phase 2 means you pay less per square foot than buyers in Phase 3 will, and significantly less than Phase 4 buyers. Combined with Wasatch County's role as a 2034 Olympics host market and the Deer Valley East Village build-out 15 minutes away, the basis matters more than usual.

Shell or Finished.

Every unit at Mountain View Commons can be purchased two ways. A gray shell is delivered with the structure complete and the interior unfinished — you bring your contractor (or use the MVC build team) and customize from there. A finished package ships turnkey with a certificate of occupancy and one of four standardized build-outs.

The shell route gives total design control and a lower basis. The finished route solves the financing problem (banks underwrite to a C of O) and saves twelve months. Most buyers in Phase 2 are picking the finished route.
